Property For Sale and The Number of Foreclosures in the Myrtle Beach Area

2013 is coming to an end with approximately 3,400 condo / townhouse units and 3,600 single family homes for sale in the Myrtle Beach, South Carolina area.  Of those, only 87 condo / townhouse units and 136 single family homes are in foreclosure.  The number of foreclosures is small and the asking prices have increased along with prices for non-foreclosure property.  There are still fantastic properties available but for those who wanted to purchase a foreclosure they may have waited too long.

Single Baby Boomers

I normally write blogs about the Myrtle Beach area and / or real estate but I have had several single clients recently who asked questions I guess because they found out I had spent a couple years single until I met someone.  So here are some suggestions:

Those who are age 50 and up who are single know that you are offered the freedom to do, pretty much, what you want and when you want. However, there are times when single "baby boomers" like to go out with friends who are couples, simply go out to dinner with someone for a date night or they reach a point where they do not want to remain single.

Many have found someone special on the internet dating sites but to join they do cost money and you have to realize there are a lot of "players" on those sites or those who do not tell the truth and even use pictures that are not what they look like now.  Always make your first few meetings in a very public location.

Some communities in the Myrtle Beach area have social gatherings throughout the year so if you happen to live in one of those communities take advantage of the opportunity to meet other people and don't be afraid to go alone.  Just go, mingle, and smile.

People you meet in everyday life may be the answer or they may know someone so don't walk around with blinders on.

Retire In Myrtle Beach SC

Since the majority of my clients are "baby boomers" I wrote an article for my retirement website that I thought may be of interest to those who are trying to decide if they want to live in a condo or single family home:

When time comes to retire and we think about moving to the Myrtle Beach, South Carolina area or anywhere else the life style we plan to have plays a large part in the purchase of a place where you will call home.  A condo or townhouse usually is at the top of the list for those who do not want lawn maintenance,  Condo for sale in Myrtle Beach SC

while a single family home draws those who want a yard and the freedom to plant flowers and not have others a wall away. ... Read More Home in Myrtle Beach Grande Dunes Community

Cresswind Active Adult New Homes In Myrtle Beach

I went to the Grand Opening of Cresswind at Market Common area in Myrtle Beach on April 17, 2013 and was impressed with the floorplans available in the nine home styles they have for sale.  The community will contain all the amenities any active adult could want and the location near the Market Common make the homes very desirable.
Picture of the Great Room in the Oakside model home.  The Oakside is a 3 Bedroom 2 1/2 Bath with a Study and 2,420 heated square feet of living space.

North Beach Plantation

North Beach Plantation

North Beach Towers are luxury oceanfront condos
2 Story Home in North Beach Plantation
A favorite of many real estate buyers is North Beach Plantation located in North Myrtle Beach, South Carolina.  The feeling of a luxury Caribbean resort with a wide range of homes, cottages, villas, and oceanfront condos on 60 acres in a prime location.  One thing that makes this, soon to be gated, community unique is the direct beach access with no street to cross.

Pool Area with swim-up bar
The main reception building is home to the world-class Cinzia Spa, a Health and Fitness Club where property owners only pay for a personal trainer or exercise classes if they use the service, and an up-scale restaurant called 21st Main Prime Steakhouse.

Amenities at North Beach Plantation include a 2.5 acre pool area, a swim-up bar, lap pool, whirlpools, and the ocean.

Retirement and 55 Plus Communities

Retirement and 55 Plus Communities

There are not very many designated 55 plus neighborhoods in the Myrtle Beach, South Carolina area but this link will give you those that presently have the designation.

If you are planning on retirement in The Grand Strand and you want a community where most of your neighbors are retired that will not be hard to find.  Retirees and those buying a second home for retirement make up the majority of real estate buyers along the coast.

See my post of April 19, 2013 for information about the newest active adult community in Myrtle Beach.

Building A Home

Having a home built can be a challenge to say the least and since many people live somewhere else during the construction process it can be a nightmare.    Small general contractors hire sub-contractors to do each phase and there can easily be a lack of communication between what the home buyer wants and what is told to a sub.  If you can't be on the site during the framing, installation of plumbing fixtures, cabinets, counters, and flooring consider finding someone who has the knowledge to spot errors.

Buying a home in a community developed by a national builder is usually a better way to avoid problems, especially if you live miles from the job site and /or do not have some knowledge of home building.
