The Grand Strand

You may have heard the term The Grand Strand as you travel through the coastal areas of North and South Carolina.  Myrtle Beach, South Carolina is the hub with towns and cities to the north, south, and west all part of The Grand Strand.

If you are a golfer you know about The Grand Strand which has some of the best courses in the country.
Sailing or boating on the Intracoastal Waterway makes everyone smile.
Fishing from a pier, boat, or on the beach while casting your line into the surf make The Grand Strand a favorite.

North Myrtle Beach News

North Myrtle Beach SC has some sensible rules when it comes to what you can and can not do on the beach.  Within the past year they passed an ordinance about the huge tent structures that have become popular but limited the view of both life guards and beach goers.  Now they have passed a law about digging holes, trenches or depressions deeper than 12 inches that simply says fill them up before you leave.  It has become a fad to dig in the sand as deep as you can and people don't seem to realize that water could cover that hole and present a hazard to anyone or anything on the shoreline.   Good thinking North Myrtle Beach.

Value Of Your Home vs. How Much You Owe

$$$$$$$$$$$$$$$$$$$$$$$
Throughout the country just about everyone was either selling their real estate or getting a home equity loan during the real estate boom.  Those who took advantage had all the extra money to buy and do what they wanted.  Now one way or the other everyone is paying the price

According to CoreLogic at the end of March 2011 about 10.9 million borrowers owed more on their mortgage than the home was worth.  The good news is that number is less than the 11.1 million who owed more than their home was worth in December 2010.  Home value in some areas has begun to increase and new rules from Fannie Mae will help lessen the number of foreclosures making the value of many homes stabilize.

Many of the homeowners that are facing problems with what they owe are those who took out Home Equity Loans during the real estate boom.  Approximately 40% of those homeowners now face owing more on their mortgage than the home is worth.  Anyone who owes more than their home is worth should contact their mortgage company or home equity lender.

Myrtle Beach Has The Best Beach and Real Estate

Myrtle Beach, South Carolina is the “Best Beach” in the entire USA as reported on the Today show in April 2011. We beat all of them, even Hawaii. The clean white sandy beach begins in North Myrtle Beach and spreads south along our coastal Grand Strand.

Now that you know we have the “Best Beach” and over a hundred of the “Best Golf Courses”

that may help put Myrtle Beach on your wish list of where to buy real estate. If you do not like the beach or you do not play golf you are not alone but Myrtle Beach is located in a semi-tropical region that is perfect for those who do not want hot weather most of the year. That would explain why so many that had moved to further south are relocating to the Myrtle Beach area. Mild, barely noticeable winter weather, spring begins in late February and lasts for several months, and fall does have the beautiful colors as the leaves turn red, yellow and orange on many of our trees.

Myrtle Beach is the center of an area called The Grand Strand. Within The Grand Strand of South Carolina there are the towns or cities of Myrtle Beach, North Myrtle Beach, Little River, Longs, Loris, Conway, Carolina Forest, Surfside Beach, Garden City, Murrells Inlet, Litchfield, Pawleys Island. Many also consider the southeast coastal area of North Carolina, which includes Calabash, Carolina Shores, Sunset Beach, Ocean Isle Beach, and Holden Beach to be part of The Grand Strand. There are currently homes for sale throughout The Grand Strand at prices we saw in early 2004 when the Myrtle Beach area had just about the lowest coastal real estate prices in the country. The condos for sale are also at rock bottom prices but the majority of oceanfront condos or those a short walk from the beach will probably require a cash purchase until lenders change their requirements.

Emmens Preserve in Myrtle Beach SC

Lennar Homes, which is a national builder, has several communities under construction in the Myrtle Beach area.  Emmens Preserve is a Lennar built community where one of my clients recently made a purchase.  Those of us in real estate know standing enventory of new constructed homes has always been a way to negotiate a better sale price but when you add a sale promoted by the builder, a buyer can save about $20,000 - $30,000.  The help of your own buyer's real estate agent can save you even more since builders welcome real estate agents bringing them buyers and they want the agents to know their clients are treated special.  The real estate buyers realize the value of the free service provided by their agent and they will remember that value when someone they know wants to make a purchase.
