New Plans For Grande Dunes In Myrtle Beach SC
In December 2013 LStar of Raleigh, NC bought the 2,200 acres of Grande Dunes and some of the amenities. May 2014 LStar announced their plans to provide a public trail to connect the Intracoastal Waterway to the beach on the Atlantic Ocean with crossings over Hwy. 17 ByP and Hwy. 17 Bus (Kings Hwy.). In addition to a park and walking / bike paths they plan residential and commercial development in the area of the existing marina. Their plan shows single family homes, live / work buildings like those at Market Common, and restaurants. LStar hopes to have the project done in five years.

Property For Sale and The Number of Foreclosures in the Myrtle Beach Area
2013 is coming to an end with approximately 3,400 condo / townhouse units and 3,600 single family homes for sale in the Myrtle Beach, South Carolina area. Of those, only 87 condo / townhouse units and 136 single family homes are in foreclosure. The number of foreclosures is small and the asking prices have increased along with prices for non-foreclosure property. There are still fantastic properties available but for those who wanted to purchase a foreclosure they may have waited too long.

Single Baby Boomers
I normally write blogs about the Myrtle Beach area and / or real estate but I have had several single clients recently who asked questions I guess because they found out I had spent a couple years single until I met someone. So here are some suggestions:
Those who are age 50 and up who are single know that you are offered the freedom to do, pretty much, what you want and when you want. However, there are times when single "baby boomers" like to go out with friends who are couples, simply go out to dinner with someone for a date night or they reach a point where they do not want to remain single.
Many have found someone special on the internet dating sites but to join they do cost money and you have to realize there are a lot of "players" on those sites or those who do not tell the truth and even use pictures that are not what they look like now. Always make your first few meetings in a very public location.
Some communities in the Myrtle Beach area have social gatherings throughout the year so if you happen to live in one of those communities take advantage of the opportunity to meet other people and don't be afraid to go alone. Just go, mingle, and smile.
People you meet in everyday life may be the answer or they may know someone so don't walk around with blinders on.

Building A Home
Having a home built can be a challenge to say the least and since many people live somewhere else during the construction process it can be a nightmare. Small general contractors hire sub-contractors to do each phase and there can easily be a lack of communication between what the home buyer wants and what is told to a sub. If you can't be on the site during the framing, installation of plumbing fixtures, cabinets, counters, and flooring consider finding someone who has the knowledge to spot errors.
Buying a home in a community developed by a national builder is usually a better way to avoid problems, especially if you live miles from the job site and /or do not have some knowledge of home building.

North Myrtle Beach News
North Myrtle Beach SC has some sensible rules when it comes to what you can and can not do on the beach. Within the past year they passed an ordinance about the huge tent structures that have become popular but limited the view of both life guards and beach goers. Now they have passed a law about digging holes, trenches or depressions deeper than 12 inches that simply says fill them up before you leave. It has become a fad to dig in the sand as deep as you can and people don't seem to realize that water could cover that hole and present a hazard to anyone or anything on the shoreline. Value Of Your Home vs. How Much You Owe

According to CoreLogic at the end of March 2011 about 10.9 million borrowers owed more on their mortgage than the home was worth. The good news is that number is less than the 11.1 million who owed more than their home was worth in December 2010. Home value in some areas has begun to increase and new rules from Fannie Mae will help lessen the number of foreclosures making the value of many homes stabilize.
Many of the homeowners that are facing problems with what they owe are those who took out Home Equity Loans during the real estate boom. Approximately 40% of those homeowners now face owing more on their mortgage than the home is worth. Anyone who owes more than their home is worth should contact their mortgage company or home equity lender.

Myrtle Beach Attractions Open 2011
It does not matter if you are coming to purchase Myrtle Beach real estate or just visiting on a vacation you will want to know about the new attractions that are available.
Oceanfront Boardwalk and Promenade now has a 200 foot high "Sky Wheel". An unobstructed view of the ocean. Broadway At The Beach is now home to "Wonder Works" which is an upside-down building with more than 100 interactive and hands-on exhibits. Also "Legends In Concert" is now located just in the next block from the shopping complex and features impersonators of all your favorite stars and singers.
Dolly Parton has decided to change the theme of her place from "Dixie Stampede" located on Hwy 17 to an updated "Pirate's Voyage". Food and fun will remains after an extensive renovation of the interior and exterior of the building.

Within The Grand Strand of South Carolina there are the towns or cities of Myrtle Beach, North Myrtle Beach, Little River, Longs, Loris, Conway, Carolina Forest, Surfside Beach, Garden City, Murrells Inlet, Litchfield, Pawleys Island. Many also consider the southeast coastal area of North Carolina, which includes Calabash, Carolina Shores, Sunset Beach, Ocean Isle Beach, and Holden Beach to be part of The Grand Strand. There are currently homes for sale throughout The Grand Strand at prices we saw in early 2004 when the Myrtle Beach area had just about the lowest coastal real estate prices in the country. The condos for sale are also at rock bottom prices but the majority of oceanfront condos or those a short walk from the beach will probably require a cash purchase until lenders change their requirements.

Concert At La Belle Amie Vineyard
Saturday, March 5th, was a great day for an outdoor concert by The Holiday Band at La Belle Amie Vineyard. Soon after the picture was taken the grass was covered with chairs and people dancing in front of the stage. The Vineyard is located at the corner of Hwy. 90 and 1120 St. Joseph Road in Little River, SC. There are fourteen more concerts by various bands, playing various music, scheduled through December 3rd.
